Essential Building Project Concepts
Memory
Two types: 1) descriptive memory, supporting calculations; and 2) simple and common, general memory and their appendages. Purpose of this project, legislation followed in developing/planning, Background, Feasibility, Current Situation, Situation reformed, Financial and Economic Study, Bibliography.
Plans
Binding. Should reflect everything related to the project with all graphic and textual details.
Specification
Binding. The most important document of the project during its physical implementation. It shows us how to execute the project. The specification is divided into three parts:
- a) Definition and scope of the statement
- b) General conditions, general optional conditions, rights and obligations of the contractor, work, materials and aids, provisional acceptance, warranty period and final acceptance, powers of the technical team, general economic conditions, performance guarantees, prices, edition, valuation and general legal conditions.
- c) Special technical conditions, materials, devices and installations and their performance characteristics and control of works.
Budget
Forecasting the cost of project execution (Measurements, Price Chart, partial budget, total budget).
Specification Document
A tool for dialogue that allows the contractor to consult with the client to fully understand their requirements. However, specifications are not necessarily static.
Diagnostic Report
Very general information obtained from the building, installation, etc., which will then inform the project.
Literature / Bibliography
If opting for a description, justification, and calculations, the bibliography will go at the end of each section, or you can collect all bibliographies and place them at the end of the full document. If instead opting for memory and appendages, the bibliography will be placed last, before the aforementioned documents must be provided.
Constructive Unit
The major chapters into which we divide the budget. These units are normally carried out by different installers and are of different types (e.g., installation of sensors).
Units of Work
Each of the concepts that form the basis for calculating a budget (e.g., m² partitions).
Items Raised
Indirect costs evaluated according to the designer’s experience to estimate standard costs for each type of unit, when necessary.
Hidden Vices
Defects that appear on a building, installation, etc., upon completion.
Optional Terms
Duties and tenure, labor, materials and aids, provisional acceptance, deadline guarantees and final acceptance, the powers of management techniques.
Economic Conditions
Security compliance, prices, measurement, valuation, and payment.
Ancillary Means
The tools and materials necessary to carry out the execution of an installation (e.g., CLIMAVER plates, measuring tools).
Ancillary Facilities
Facilities that are delivered on an interim basis, not as final installations. An example could be temporary electricity supply.
Prestational Procedure
May depart, partly or wholly, from the requirements imposed by the RITE whenever the energy performance (measured on the basis of CO₂) is equivalent to or better than what would be obtained with the application of the prescriptive procedure.
Prescriptive Procedure
Shall comply with each and every one of the energy efficiency requirements specified by the RITE.
